Sri Lanka’s real estate sector saw a shift in demand during 2026 Q2, as condominium sales volume dropped while property asking prices continued to rise, according to the Central Bank of Sri Lanka (CBSL). • Overall Sales & Regional Concentration: - Condominium Property Sales Volume Index fell 6.7% YoY across Colombo and major cities. - The Colombo District dominated market activity, accounting for 78% of total transactions. • Price Movements & Market Segments: - Price Index for New Condominiums in Colombo increased by 3.2% YoY. - Sales below LKR 25 Mn declined, whereas the LKR 25–50 Mn range recorded the highest transaction volume. - Higher-end tiers (LKR 50–70 Mn and above LKR 75 Mn) registered slight increases. • Asking Price Indices (Colombo District): - Lands: +15.2% YoY - Condominiums: +12.6% YoY - Houses: +9.0% YoY • Project Status & Buyer Demographics: - Most units in completed developments were fully sold; 55% of ongoing project units were reserved. - Local Sri Lankan residents made up the vast majority of buyers (up slightly YoY and QoQ), while purchases by dual citizens and foreign buyers dropped marginally.
